The Role

Manages AvalonBay’s national construction sourcing function by developing and implementing sourcing strategies based on spend analysis of major construction spend categories at the national and regional levels with buy-in from the Construction Leadership Team. This function includes market and vendor research, issuing Requests for Information and Requests for Proposals for national and regional sourcing events, national and regional bid analysis/leveling, negotiating contract terms and pricing with vendors, contract execution, and vendor performance management.

  • Applies best practice solutions on specific procurement situations as well as all related aspects of procurement work. Develop the company’s annual construction sourcing plan based on spend analysis, market research, and coordination with internal AVB stakeholders including the AVB Construction Leadership Team, the AVB Design group, and AVB Procurement.

  • For each sourcing event, complete a sourcing strategy document, lead a task force of internal stakeholder representatives to ensure buy-in for the sourcing strategy, perform market research, issue Requests for Information and Requests for Proposals from vendors, perform vendor interviews, scope analysis, and bid leveling. Negotiate contract terms and pricing with vendors. Obtain buy-in from relevant internal stakeholders for award recommendations.

  • Monitor the performance of Construction vendors with whom AVB has national or regional agreements. Coordinate the resolution of any performance issues between the vendor and the applicable AVB project teams. Make recommendations for improving vendor performance/customer service, scope of services, and pricing.

  • Provide supply chain management assistance to AVB construction project teams as needed.

You Have...

Education:

  • Degree in a field related to Construction Management, Procurement, or Supply Chain Management.

Experience:

  • Minimum of 4 years in the Construction industry as a Project Engineer, Project Manager, Purchasing or Procurement professional.

Knowledge, Skills and Abilities:

  • Committed to integrity, continuous improvement, and a spirit of caring.

  • Self-starter with a positive attitude.

  • Enjoys collaborating with others to find solutions.

  • Has the ability and strong desire to perform spend analysis, market research, and to negotiate contract terms and pricing with vendors.

  • Exhibits strong verbal and written communication and presentation skills.

  • Travels domestically as necessary to meet with internal stakeholders and vendors.
