Bell Partners Senior Maintenance Technician - Make Ready in Austin, Texas

The Make Ready Manager manages, directs, supervises, and performs maintenance services for the community and supervises the make ready staff. This position is responsible for all make ready scheduling, unit turns, and guiding the make ready team.

Essential Functions and Responsibilities:

  • Provide feedback to the make ready associates with the assistance of the Maintenance Manager

  • Lead team to deliver a quality move in experience and maintain scheduling vendors and contractors for turn units

  • Respond to all move-in and/or make ready repair requests and concerns from residents and staff

  • Prepare apartments for new residents, ensure all make readies are done efficiently and proactively

  • Ensure that all maintenance equipment and/or parts are kept in a safe area to prevent injuries to residents and associates

  • Maintain availability to management, staff, on a regular predictable basis

  • Attend required meetings and training programs

  • Must utilize a mobile device to complete assigned tasks

  • Must always have a valid Driver’s License with reliable transportation

  • Maintain shop if one assigned according to specifications

  • Must follow all safety/OSHA Requirements

  • Regular attendance and punctuality

    Additional Functions and Responsibilities:

  • Additional duties as assigned. This position is continually evolving based on needs of the community and additional duties will be required

    Knowledge, Skills and Abilities:

  • Must understand basic HVAC, plumbing, electrical, carpentry and mechanical systems, including ability to read and understand diagrams, such as HVAC wiring, etc.

  • Must be proficient in computer skills such as Ops Technology, e-mail, Microsoft applications and mobile maintenance technologies

  • Must be available to workdays and evenings, weekdays, and weekends

  • Must demonstrate support of Bell Core Values

  • Must demonstrate ability to successfully work on a team

  • Must be able to clearly communicate both orally and in writing

  • Must have a vehicle suitable for transporting equipment and parts

  • Must demonstrate ability to provide exceptional customer service

    Education and Background:

  • High School degree or equivalent is required

  • 2-3 years previous maintenance or make ready experience preferably in a multi-family housing environment

  • Personnel supervisory experience preferred
