JOB SUMMARY

As a member of the US & Canada Feasibility team, the Sr. Manager, Feasibility will play an integral role in providing market and financial analysis support that enables leadership to make business decisions that drive overall business results and create the most shareholder value. This position will conduct and/or lead fieldwork and provide feasibility analysis support to Development, Brand and other Continent discipline leaders and other key stakeholders to evaluate hotel markets and determine the potential for Marriott hotel development or acquisition opportunities. The role will lead and/or support more complex projects, including MSB and full-service managed opportunities, participate in setting scope of projects, and serve as a primary interface with Franchise and Managed leaders on the US & Canada team.

In addition to providing feasibility support, the position will provide analytical support to Asset Management and other Continent discipline leaders and other key stakeholders.

EXPECTED CONTRIBUTIONS

  • Engages with Development in pre-screening markets and market planning activities.

  • Prepares franchised feasibility studies for all lodging products.

  • Leverages diverse sources of information, including marketplace changes to anticipate challenges that may impact the approach to deliver against shifting business priorities, thereby strengthening Marriott’s competitive advantage (Industry Intelligence, internal and external performance metrics).

  • Leads franchised and assists with managed feasibility studies (both desk-based and field-based) including:

  • Gathering market data by conducting interviews (virtual and in person) with external resources (city officials, competitive hotels, etc.)

  • Assess appropriateness of potential hotel sites, proposed facilities program, and conversion opportunities of existing hotels to MI brands

  • Analyze market data and project topline for proposed projects, including the impact of those projects on existing Marriott products

  • Review and analyze existing hotel financial statements and financial comparables to be used in development of financial pro formas

  • Document project findings to be shared with senior Feasibility team members

  • Prepare franchised and managed valuations

  • Collaborate with Operations, Global Design, Brand, Treasury, and Corporate Financial Strategy and Analysis as needed

  • Assists senior Feasibility team members with market research, data gathering, financial analyses and other responsibilities related to managed projects.

  • Evaluates potential new managed hotel development projects (limited complexity) by accurately preparing pro formas of proposed transactions and presenting to Operations, Development, and other key stakeholders.

  • Presents project findings and deliverables to key internal and external stakeholders.

  • Supervise and/or contribute to the review of the work of junior team members.

  • Leads analysis that illustrates an understanding of future state outlook, and developing deliverables that compare data, highlight risks and focuses on qualitative and quantitative issues.

Performs other duties as assigned.

CANDIDATE PROFILE - KEY TALENTS AND EXPERIENCE DESIRED

Experience and Skills REQUIRED

  • Minimum of 7 years relevant work experience including feasibility, hospitality consultant, or relevant experience requiring complex data analysis and financial modeling.

  • Strong analytical skills with a solid understanding of hotel operating statements and financial concepts (NPV, IRR, cost of capital).

  • Ability to organize and interpret complex, detailed hotel market information and present analytical results in manner appropriate for final decision-making (both orally and in writing).

  • Ability to manage multiple projects, and work both independently and as part of a team to include leading 1-2 staff on a project.

  • Excellent interpersonal skills; able to maintain effective relationships with internal and external customers.

  • Ability to work effectively in a collaborative work environment.

  • Strong spreadsheet and word processing skills.

  • Exceptional communication skills.

Education or Certification

  • Baccalaureate degree in Hospitality, Business Administration/Management, or related discipline.
