CommunityWorks North Dakota Multi-Family Housing Maintenance Technician in Bismarck, North Dakota

[The purpose of this job is to ensure that properties are maintained to the highest standards on a weekly, monthly and seasonal basis. Ensuring work is completed in a timely manner.

[This position is regular full time (no more than 40 hours a week) and reports to the MFH Director.

  • Excellent customer service to all tenants and vendors
  • Ensure work orders are completed in a timely fashion 48-72 hours from when reported unless an emergency
  • Be responsive to after hour calls to ensure property is maintained during emergencies (water, electrical issues, fire and natural disasters).
  • Communicate with property manager regardingthe priorities of the work for the day/week/month
  • Ensure seasonal work is completed as scheduled (i.e. ensuring lawn sprinklers are ready for spring/winter, etc.).
  • Facilitate work with contractors when required.
  • Document all work completed daily in order to charge property/tenant.
  • Be able to complete accurate high-quality work in a reasonable time-frame.
  • Be knowledgeable regarding inventory and be able to estimate reasonable amounts of inventory to be on hand for all materials used for maintenance.

  • Work with property managers to obtain accurate estimates for repairs and costs to turn a vacant unit.
  • Ensure all repair costs are sent to the appropriate staff to pay invoices timely.

[Reporting and Compliance]{arial",sans-serif"=""}

  • Ensure work orders are completed in a timely fashion and in accordance with the funding agencies that are involved in each property.
  • Establish log of work orders for each property and for each tenant, utilizing the current software of Boston Post.
  • Complete all inspection reports accurately and with detail.
