About The Role:

Leads all aspects of a single high-profile asset or portfolio of commercial properties for one owner. Coordinates all marketing, operations, and financial activities.

What You'll Do:

Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.

Ensure periodic regular property inspection. Recommend and/or approve alterations, maintenance and reconditioning as necessary. Contract for and supervise vendor services as the need arises.

At owner's discretion, market and lease the property, qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals. Coordinate tenant move-ins and move-outs, and "walk-through" spaces with tenants and tenant improvement department.

Act as primary contact with property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.

Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepares monthly performance, explaining variances.

Collect rent and pay expenses in compliance with lease terms, prepare all required legal notices and recommend and coordinate legal action as necessary.

Review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.

Negotiate early terminations of leases, provide lease analysis for client's review and approval and document settlement of and notify affected parties.

Support all property sales by coordinating due diligence process and monitoring the activity of outside brokers.

Provide formal supervision to individual employees within single functional or operational area. Approve subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Optimally recommend same for direct reports to next level management for review and approval. Plan and monitor appropriate staffing levels and utilization of labor, including overtime. Prepare and deliver performance appraisal for staff. Mentor and coach team members to further develop competencies. Lead by example and model behaviors that are consistent with the company's values.

What You'll Need:

  • Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience and/or training.

  • Real estate license required. CPM or RPA professional designation or candidacy preferred.

  • Requires proven knowledge of financial terms and principles, ability to calculate intermediate figures such as percentages, discounts, and commissions and conduct sophisticated financial analysis.

  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and goal dates. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the General Manager position is $150,000annually [or $72.12 per hour] and the maximum salary for the General Manage position is $185,000 annually [or $88.94 per hour]. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
