Job Description

MAIN FUNCTION:

Organizes, directs and plans Ivy Street Development Corporation and Arnot Health’s (Arnot Health) leasing of real estate, including medical office buildings, commercial property, residential and other real properties. Manages services and property maintenance contracts, and completion of required reports.

REPORTS TO: System Director of Facility Engineering / Vice President of Support Services

DUTIES AND RESPONSIBILITIES:

  • **Develops, implements, administers and modifies programs to maintain the physical plant, grounds, and equipment of the AMS properties through effective utilization of personnel and materials. Coordinates functions and activities to achieve departmental goals and objectives and complies with regulatory requirements. Keeps the departmental System Director informed of activities, needs, and problems.

  • ** Collaborates with System Director to formulate and implement policies and procedures for departmental operations; establishes, applies and works within standards for performance and productivity for optimum efficiency; assists with establishing a preventative maintenance program; implements quality assurance and risk management principles.

  • In conjunction with the Vice President of Support Services, prepares operating and capital budget and business plan for designated office/commercial/retail and residential property owned by Arnot Health.

  • Reviews monthly financial reports and variance analysis on designated real property owned by Arnot Health.

  • Maintains tenant relations. Negotiates, administers and enforces leases.

  • **Orients/trains, assigns, schedules, directs and supervises department staff. Reviews personnel performance and initiates appropriate action such as wage increases, promotions, transfers, disciplinary action and termination. Investigates irregularities and policy violations and takes appropriate corrective action.

  • Reviews, evaluates and monitors department practices, productivity and quality of work and affect changes as needed. Promotes good employee relations and solves departmental problems.

  • Provides in-service and continuing education for departmental staff. Promotes and encourages professional growth and development of personnel. Promotes intra and inter-departmental cooperation.

  • Interprets departmental policies and procedures, standards, requirements and regulations of accrediting and regulatory agencies and national, state and local electrical, building, and plumbing codes to department staff. Updates practices, policies and procedures as needed to remain in compliance. Routinely inspects building and grounds to assure conformance with established standards and regulations.

  • Directs and maintains plant and engineering capability of properties. Develops systems for control and efficient and effective utilization of all utilities such as gas, water, and power. Confers with utility companies, city and state inspectors and insurance companies regarding functional activities. Participates in insurance inspections and claims.

  • ** Establishes preventative maintenance schedules and prioritizes repair and maintenance work in projects to minimize disruption of operations. Provides guidance for development and implementation of equipment inventory control program that will meet standards of all regulatory accrediting and licensing agencies to ensure a safe and secure environment.

  • **Ensures the coordination between Planning and Marketing, effected departments, contractor, architect and inspection agencies. Reports status of projects to the Vice President of Support Services on a regular basis, specifically identifying those areas of concern, which may require review with an effected department, architect, or contractor. Coordinates all departmental moves, construction schedules, and contractor interface as necessary. Inspects contractor workmanship, completion, and monitors construction phasing. Provides punch list for action plan to contractor agent or Medical Center project manager as assigned by departmental director.

  • Is familiar with and demonstrates Quality in Action principles and participates in the process as appropriate.

  • Is responsible for attending all annual mandatory educational programs as required by position.

    EDUCATION:

    Associates Degree or related equivalent experience in Business, Facilities Maintenance/Management or other appropriate field. Computer skills with knowledge of Microsoft Office, electronic spreadsheets and PowerPoint. A Bachelor’s Degree is preferred.

    EXPERIENCE:

    A minimum of 3-5 years of previous experience in Property Management or related field.

    PHYSICAL DEMANDS:

    Ability to lift and pull an average of fifty (50) pounds.

    CARDIOPULMONARY RESCUSCITATION (CPR) REQUIRMENTS:

    No CPR required.

    EXPOSURE CATEGORY:

    Category II. Tasks that involve no exposure to blood, body fluids, or tissues. But employment may require performing unplanned Category I tasks.
