Augsburg University Maintenance Supervisor in Minneapolis, Minnesota

Job Description The Maintenance Supervisor is responsible for direct supervision of staff performing general building/equipment maintenance and repair of a multiple-building, multi-level campus. The position assigns work, monitors compliance with standards and practices, and assists in providing training, guidance, and discipline as needed. The Maintenance Supervisor may operate equipment and train employees to perform routine repairs and preventive maintenance on grounds, electrical, mechanical, and HVAC systems. The position provides on-call support on a regularly scheduled basis. Primary Responsibilities Supervision Supervise Maintenance Operators, Electrician, Grounds, HVAC, and Painter positions. Prioritizes and distributes assigned work to Maintenance team members and monitors quantity and quality of work performed. Responsible for all aspects of the employee lifecycle that report to supervisor. General repairs Assign and monitor general facility maintenance including, but not limited to, carpentry skills, finishes, ceiling, wall and flooring. Mechanical repairs Assign and monitor general mechanical repairs up to the point of permit requirements for all plumbing fixtures, metal work, miscellaneous pipe fittings, and general mechanical equipment repairs and pump repairs. HVAC repairs Assign and monitor mechanical repairs, preventive maintenance on all related equipment, miscellaneous repairs, record keeping, and general equipment/equipment area cleaning. Provides on-the-job training, mentoring, and direction in the performance of tasks. Supervision Supervise Maintenance Operators, Electrician, Grounds, HVAC, and Painter positions. Additional Responsibilities Electrical repairs: Assign, monitor and/or perform electrical diagnostic troubleshooting, repair and replacement up to the point of permit requirement for lighting, wall outlets, general motor replacement, and miscellaneous electrical equipment. Provide on-going feedback on daily work, and for performance discussions and evaluations of staff. Review and correct sa ety concerns, direct on-going safety training and standards for staff. All other duties as apparent or assigned by supervisor(s). Qualifications Minimum Qualifications Associate s degree or higher. Three (3) years of maintenance experience is required, two additional years of experience may be substituted for the Associate s degree. Minnesota 2C Boilers license required. Minnesota driver s license is required. Knowledge of electrical theory, plumbing theory, and HVAC systems is required. Preferred qualifications One (1) year of experience in a lead position or higher is preferred. Refrigerant certification is preferred. OSHA and workplace safety training preferred. Ability to work on call. Ability to work within institutional health and safety procedures. Ability to work effectively and collaboratively in a diverse work environment. Ability to be attentive to details, be accurate, be precise. Ability to lead/teach; work in a team environment; work independently with little or no supervision. Ability to reason/analyze; maintain confidentiality and demonstrate patience, and understanding. Ability to show initiative; organize workflow; handle frequent interruptions; manage projects. Work Environment and Physical Demands Regular seeing, walking, standing, kneeling, sitting, stooping, lifting, pulling, reaching and repetitive motions. Ability to use computer and communicate both verbally and in writing. Occasional driving. Infrequent carrying of up to 80 pounds. Exposure to temperature extremes, noise levels, irritating substances, dust, dirt, mold, dampness, and poor ventilation.
