In this role, you’re expected to:

The Fac Ops Building Grp Mgr is accountable for management of complex/critical/large professional disciplinary areas. Leads the construction management team for India sub continent covering India, Srilanka and Bangladesh. Role will entail to play a key part in setting up the built environment, delivering the future if work enabled workspaces. Work closely with other department leads and regional / global teams in delivering to set goals and objectives. Leads and directs a team of professionals. Requires a comprehensive understanding of multiple areas within a function and how they interact in order to achieve the objectives of the function. Applies in-depth understanding of the business impact of technical contributions. Strong commercial awareness is a necessity. Generally accountable for delivery of a full range of services to one or more businesses/ geographic regions. Excellent communication skills required in order to negotiate internally, often at a senior level. Some external communication may be necessary. Accountable for the end results of an area. Exercises control over resources, policy formulation and planning. Primarily affects a sub-function. Involved in short- to medium-term planning of actions and resources for own area. Full management responsibility of a team or multiple teams, including management of people, budget and planning, to include performance evaluation, compensation, hiring, disciplinary actions and terminations and budget approval.

Responsibilities:

  • Lead Project Directors and Managers to comply with set goal and objectives

  • Prepare strategy for construction management team in and collaborating with Business Heads to lead strategy and execution of the Retail & Non-Retail Projects for Sub Region.

  • Delivering Real Estate solution for Business Growth within the standards and optimal costs to fully support business, with focus on Innovations and staying ahead of market, value engineering and process improvements.

  • Accountable for managing Project Managers & Outsourced Design Managers (Interior Design and MEP Consultants), Construction & Cost Management Personnel and Vendor Partners.

  • Own the project and partner with the internal stakeholders within the function and across the delivery teams of CTI, CSIS, BTSS, RMO & Business.

  • Work with Global design team to plan space planning and detailed design in line with standards

  • Responsible for ensuring operational, compliance and Design guidelines and day-to-day relationship management with Business and Other Project Stakeholders.

  • Accountable for all requirements related to construction of Retail & Non-Retail Design & Construction Projects, development of business relationships and execution of client plans driven by standardized requirements.

  • Coordination with CRS Global Design Consultants and CRS Global Design & Construction Team for new Design Guidelines on “Future of Works”.

  • Managing all phases and aspects of Projects related to Planning, Procurement of Consultants & Vendor Partners, Execution with focus on Quality, Budget & Schedule and Financial Closure of all New and Restack Projects across South Asia Portfolio.

  • As part of Global Strategy on Net Carbon Zero, ensuring Sustainability Strategy across all new projects and oversee effective benchmarking programs, including LEED Certifications

  • Drive the sustainability agenda and ensure best in class design and delivery

  • Provide critical input to CRS Finance Team for Budget Planning for upcoming Projects

  • Ensure that Lessons learnt and input from Asset Management Teams are incorporated in planning & execution of new projects.

  • Ensure that CRS Compliance and Control Guidelines on Code of conduct by teams, Process oversight, Appropriate skills and training for personnel are adhered and are periodically tested for compliance controls.

  • Establishing a consistent approach to delivery of projects while adhering to the design prototype for each segment, program and project in South Asia Sub-Region.

  • Ensure proper financial closeout of the projects and Capitalization of the investment is done according to the Corporate Policies and Procedures.

  • Deliver monthly MOR reports, incorporating key metrics and strategic updates for senior management attention.

  • Guiding & supporting CRS Asset Management to prepare “Return to Site” Plans.

  • Coordinate with CRS Region & Global Teams for Resumption Plan approvals for Ongoing & New Projects.

  • Ensure that CRS priorities and corporate standards are maintained and observed within budgetary guidelines.

  • Ensures reporting consistency, on time and quality from all areas under his/her responsibility

  • Talent management and promote diversity and inclusion

  • Adherence & ensure compliance to Health & Safety Codes.

  • Provides end to end facilities operations support including design & construction project management, physical operations and maintenance of building /facilities. to manage a region’s critical systems environments service delivery within Citigroup buildings.

  • Implementing consistent critical facility design and operations standards based on appropriate risk/reliability models.

  • Delivering consistent and meaningful critical engineering Management Information System (MIS) reporting.

  • Implementing standard outage reporting, incident response and common failure analysis.

  • Delivering consistent critical engineering maintenance.

  • Carrying out operational and post construction reviews.

  • Developing and disseminating critical engineering best practice.

  • Managing critical facility engineering capacity oversight and planning within a region.

  • Providing review and oversight of critical engineering procurement and engineering specifications.

  • Implementing methods of consistent and continuing performance and cost improvement for critical engineering Design and Construction (D&C).

  • Participate in the development of corporate standards and specifications that govern all aspects of design and construction of critical facilities and critical infrastructure.

  • Ensure regional adherence to corporate standards for design, construction and operation of critical facilities.

  • Coordinate with technology team to ensure capacity planning for new projects meets requirements.

  • Maintain perspective on new and emerging technologies and analyze potential uses within portfolio.

  • Review all procurement and engineering specifications and participate in the procurement process to ensure consistency in approach across regions.

  • Coordinate with regional and global sustainability teams on all new projects to identify opportunities and incorporate best practices.

  • Manage region’s overall service delivery in strategic and satellite data centers and other critical facilities, provide support in the management of other critical systems located in facilities throughout the region.

  • Review all new capital and renovation projects within the region with respect to operational requirements.

  • Coordinate operations of critical facilities and systems within the region with fm and sustainability teams to identify opportunities and incorporate best practices.

  • Oversee regional implementation and ongoing use of global change control procedure for critical systems invasive maintenance and changes to ensure proper business level and technology coordination is met, coordinate with other non-facilities changes and events in critical environments.

  • Review change management policy utilization across the regional facilities management teams and ensure strict adherence to policy.

  • Review change management schedules across facilities to ensure that production/cob paired facilities do not have coinciding work schedules.

  • Work with the global team to develop metrics on maintenance durations and outages to review comparable operations and ensure windows are adequately scheduled. Outage reporting/incident response.

  • Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.

As a successful candidate, you’d ideally have the following skills and exposure:

  • 12+ years relevant experience

  • Real estate experience, with at least 5 years in a senior position within a corporate real estate organization.

  • Strong fundamental understanding of design & construction and proven ability to deliver sound real estate solutions.

  • Strong communication, analytical skills

  • Proficient in Microsoft Office with an emphasis on MS Excel

  • Self-motivated and detail oriented

  • Proactive leadership and motivational skills

  • Consistently demonstrates clear and concise written and verbal communication skills

  • Proven influencing and relationship management skills

Education:

  • Bachelor’s/University degree, Master’s degree in Engineering is preferred
