PURPOSE AND SCOPE:

Directs the activities of Project Managers providing leadership, expertise and guidance in support of the building of dialysis clinics from conception to post occupancy. Ensures project managers adhere to all pertinent department objectives, performance standards and regulatory requirements to reduce risk. Coordinates with internal and external architects, real estate professionals, and manages the construction process. Responsible for directing the management of maintenance and repair work associated with operating facilities.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

  • Directs the activities of Project Managers in assigned regions providing leadership and expertise in support of the Construction Services department and the building of dialysis clinics.

  • Responsible for ensuring Project Managers adhere to department objectives, strategies, policies, procedures, and performance standards to reduce risk. Distributes all departmental procedure manuals to project management team including any updates and provides interpretations as needed.

  • Provides guidance, support and advice to direct reports and administrative staff, managing the allocation of adequate resources to provide the best opportunity to achieve department goals. Provides on-going informal feedback, education and training throughout the year and formal feedback through the annual performance appraisal process. Establishes annual goals for staff. Manages the department staffing through the appropriate hiring, firing and disciplinary actions.

  • Provides regular communication and project updates to Division President and Regional Management regarding budget to cost analysis, schedule and progress updates, permit or certification status updates and important issues or concerns affecting the project. Maintains up-to-date project information on the appropriate Project Questionnaire (PQ) database.

  • Provides training to Project Managers ensuring comprehension and appropriate use of department construction management systems and procedures including job cost reporting, CPM scheduling, contracts administration, dashboard updates, site visit reporting and inventory management.

  • Responsible for managing and overseeing construction projects as needed by directing and supervising activities of contractors, developers, subcontractors and/or vendors ensuring projects are completed on time and within budget.

  • Oversees the administration of all developer/contractor/subcontractor/design or consultant agreements from draft through completion.

  • Collaborates with the Estimating team and Project Managers during preconstruction.

  • Collaborates with Transaction Management team and Project Managers providing input on site analysis and selection. Verifies detailed and thorough site surveys have been completed for all projects including infrastructure, utilities, building envelope, accessibility, parking and site restrictions.

  • Assists Clinical Operations with facilities maintenance management.

  • Interfaces with all division departments, Legal, Security, Human Resources, Accounting and Risk Management as needed to ensure on-going compliance with applicable guidelines and act as a point of contact for project related issues.

  • Provides assistance to the Architecture and Design Group as needed providing input on design specifications, offering recommendations on the selection of Architect consultants, evaluating construction documents produced by consulting Architects and reporting any deficiencies as necessary.

  • Maintains confidentiality at all times with various department files and records including but not limited to project performance, site selection, job cost estimates, marketing or business plans and various personnel files.

  • Performs other related duties as assigned

  • Day-to-day work includes desk and personal computer work, on and off project site.

  • This position requires approximately 25% to 50% local, out-of-area and overnight travel, including air travel, depending on business and project needs.

  • Travel may include on-site visits to active construction sites. Such travel may require appropriate attire and PPE.

SUPERVISION:

  • Responsible for the direct supervision of various levels of department staff.

EDUCATION :

  • Bachelor's Degree; Advanced Degree desirable or an equivalent combination of education and experience

EXPERIENCE AND REQUIRED SKILLS:

  • Minimum of 6 - 8 years' construction/project management experience in a multi-project environment with a Bachelor's Degree;

  • 3+ years' experience as a Manager preferred.

  • Thorough familiarity with standard construction practices, means, methods, materials and techniques.

  • Current knowledge of construction management from pre-construction to construction completion.

  • Proficient in the use of industry specific software, construction and project management systems, and Microsoft Office applications.

  • Ability to assist in the implementation of construction management systems, processes and procedures.

  • Ability to manage multiple projects.

  • Team orientation to management and company culture.

  • Attention to detail, accuracy and timeliness.

  • Excellent written and oral communication skills.

  • Ability to build working relationships to enhance efficiency, satisfaction of staff and corporate support.

  • Demonstrated understanding in the use of Construction Contracts, General Conditions and Change Orders.
