Job description:

As a Pre-Construction Project Manager, you will play a crucial role in the success of our projects by leading the pre-construction phase. You will work closely with the project stakeholders, including clients, architects, engineers, subcontractors, and internal teams, to ensure that projects are thoroughly planned and prepared for successful execution. Your primary responsibilities will include:

Responsibilities:

  • Pre-Construction Planning: Lead the pre-construction planning process, including project scope development, budgeting, scheduling, and procurement strategy.

  • Project Coordination: Coordinate with architects, engineers, and other consultants to develop comprehensive project plans and specifications.

  • Budget Management: Prepare detailed cost estimates and budgets for projects, ensuring accuracy and competitiveness.

  • Value Engineering: Identify opportunities for cost savings and value engineering solutions while maintaining project quality and client satisfaction.

  • Risk Management: Identify potential risks and develop mitigation strategies to minimize project disruptions and delays.

  • Client Communication: Serve as the primary point of contact for clients during the pre-construction phase, providing regular updates and addressing any concerns or questions.

  • Subcontractor Management: Solicit bids from subcontractors and suppliers, negotiate contracts, and oversee subcontractor performance to ensure compliance with project requirements.

  • Permitting and Regulatory Compliance: Work with regulatory agencies to obtain necessary permits and approvals for construction projects, ensuring compliance with all applicable laws and regulations.

  • Team Leadership: Provide leadership and guidance to project teams, fostering a collaborative and productive work environment.

Qualifications:

  • Bachelor's degree in construction management, engineering, architecture, or a related field.

  • Minimum of 5 years of experience in construction project management, with a focus on pre-construction activities.

  • Strong knowledge of construction processes, building codes, and industry best practices.

  • Excellent communication, negotiation, and problem-solving skills.

  • Proficiency in project management software and tools.

  • Ability to manage multiple projects simultaneously and meet tight deadlines.

  • Experience working on multi-family and commercial construction projects is preferred.

  • PMP or other relevant certifications are a plus.
