Stetson University Supervisor, Maintenance & Grounds in Tampa, Florida

Primary Purpose:

Under the supervision of the Director of Facilities, provides direct supervision of assigned maintenance and grounds personnel in the inspection, preventive maintenance, operation, repair or restoration of buildings and related structures, mechanical and utility systems, related equipment and grounds services campus-wide.

Essential Duties and Responsibilities:

  • This is a working supervisor position. Expectations are for the supervisor to be part of the functional working team in facilities and grounds. On-call is part of this position

  • Supervises a staff of employees in the maintenance of buildings and grounds, including leading, assigning, training, and directing the work of subordinate support staff.

  • Responds to student and other constituency (tenants) issues in a supportive, professional, timely, and problem-solving manner.

  • Prepares time and materials estimates as required for facilities and grounds maintenance.

  • Conducts performance appraisals of subordinates and approves vacation requests.

  • As directed by the Director of Facilities, plans, schedules, and oversees the activities of outside vendors and contractors to assure compliance with contractual obligations.

  • Assures the efficient and effective implementation of training guidelines, testing procedures and programs for assigned personnel.

  • Assists in the development of an annual budget and plan and performs responsibilities within budgetary constraints.

  • Provides timely feedback both orally and in writing to the Director of Facilities concerning activities of the Maintenance and Building Systems and Grounds team and project status.

  • Maintains an effective working relationship both inter- and intra-departmentally and keeps those affected by actions and plans informed in a timely manner. Embraces a team approach, consistent with total quality management philosophies.

  • Maintains electrical, plumbing, limited HVAC, and other systems and facilities of the campus

  • Designs, installs, and maintains all vegetation associated with landscaped campus.

  • Ensure the care and maintenance of all lawns and green space, including the development and maintenance of a schedule for services.

  • Inspect, maintain, and repair irrigation systems and fountains.

  • Effectively plans and performs in a multi-task environment and meets self or pre-imposed objectives and deadlines.

  • Performs periodic inspections of work areas, buildings, related structures and all landscape and paved surfaces and assures steps taken to maintain same in accordance with recognized standards of good practice.

  • Abides by and complies with University policies and procedures.

  • Flexibility to work outside the normal assigned schedule when requested.

  • Maintains a collaborative work environment and works well with others.

  • Performs special assignments and all other duties, as assigned.

Required Skills

Computer Skills: Proficient in MS Word/Excel, Outlook, Internet

Working Conditions: Work duties performed indoors and outdoors. Lifting occasionally up to 50 lbs. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Required Experience

Qualifications:

  • High school diploma/GED required.

  • A.A./A.S. in business or technical degree, preferred.

  • Appropriate formal vocational training and/or fieldwork experience in the maintenance, mechanical, and custodial trades considered in lieu of formal education.

  • Requires a valid Florida Class E driver’s license.

  • Minimum 2 years supervisory experience required. Prefer supervisory experience in the inspection, operation, preventive maintenance, repair/replacement and restoration of building equipment and systems, including heating.

  • Experience with ventilation and air conditioning, electrical, plumbing, painting, carpentry, locksmithing, general building maintenance and custodial services.

  • Ability to read and understand blueprints, wiring and systems diagrams.

  • Must have the ability to effectively communicate, establish, and maintain effective working relationships with all members of the University community.

  • Practical application of recognized standards of good practice relevant to plumbing, pressure cleaning/sandblasting/painting/preservation, welding/brazing/soldering, carpentry, masonry, framing walls/drywall, roofing maintenance and all custodial services.

  • General understanding of electrical, HVAC, and custodial equipment and systems.

  • Effective human relations and interactive management skills with a proactive customer-oriented focus.

  • Strong attention to detail, excellent follow through; ability to manage multiple priorities; ability to maintain confidentiality; ability to plan, organize and prioritize work to meet schedules and deadlines. Available at all hours for emergency service.

  • Requires the ability to analyze situations and accurately recommend or adopt an effective course of action. High degree of good judgment and tact.

  • Subject to on-call status as needed or on-call status/recall in the event of emergencies or natural disasters affecting the College of Law.
