Description

Property Manager Responsibilities:

  • Implement marketing strategies to achieve occupancy targets.

  • Advertise and fill vacancies, obtaining referrals from existing tenants.

  • Process applications, conduct applicant follow-ups, and facilitate property viewings.

  • Interview, qualify, and place tenants, maintaining updated availability reports.

  • Maintain optimum rental capacity and track market conditions.

Customer Service:

  • Manage incoming calls, generate sales leads, and assess customer needs.

  • Build trust through open communication, providing accurate information.

  • Meet sales targets and handle customer complaints promptly and effectively.

  • Record interactions, process accounts, and ensure compliance with communication procedures.

Administrative Tasks:

  • Negotiate, prepare, and enforce leases, completing necessary paperwork.

  • Collect security deposits and ensure premises readiness for new occupants.

  • Maintain statutory records, enforce rental agreement terms, and ensure legal compliance.

Financial Management:

  • Set rental rates based on market research, manage monthly statements, and ensure timely payments.

  • Minimize rental arrears, coordinate default proceedings, and manage expenditures.

  • Prepare budgets, analyze variances, and maintain accurate financial records.

Tenant/Resident Relations:

  • Orient new tenants, address resident complaints promptly, and enforce occupancy policies.

  • Maintain timely communication with residents and tenants.

Maintenance Oversight:

  • Monitor and complete maintenance and repairs cost-effectively, ensuring premises security.

  • Organize inspections, implement preventative maintenance, and oversee improvement projects.

  • Negotiate and manage contracts with vendors.

    Requirements

Requirements and Skills:

  • Understanding of financial, marketing, and customer service principles.

  • Knowledge of budgets, contracts, building maintenance, and property management software.

  • Proficiency in MS Office, communication, negotiation, planning, and organization.

  • Attention to detail, resource management, data collection, and supervisory skills.

  • Familiarity with LoopNet, Excel/SmartSheets.
