Director of Project Management

Job Overview: The Director of Project Management will oversee the project management team responsible for executing residential and commercial projects under the Bensonwood brand and its affiliates (including Unity Homes). This role requires a strategic leader with strong organizational, scheduling, and contract management skills to ensure projects are completed on time, within budget, and to the highest quality standards. This position reports to our Operations Officer, and is a full-time, Monday-Friday role and based out of our Walpole, NH facility. Minimal travel is required.

Key Responsibilities:

Leadership and Team Management:

  • Attend weekly leadership meetings, identify and commit to goals and metrics, and ensure completion or delegation of work

  • Identify and resolve issues by engaging with leadership team and others

  • Support company vision and address questions or concerns

  • Ensure clarity and adherence to SOPs and core processes

  • Provide clear direction and enforce company policies

  • Collaborate with other departments for necessary resources and training

  • Conduct quarterly meetings with reports to assess their fit and growth

  • Establish clear expectations, roles, responsibilities, and metrics and delegate effectively

  • Communicate clearly and consistently with your team, ensure information from leadership and other teams is properly disseminated

  • Reward and recognize team members, provide timely feedback

    Project Budget Performance Management

  • Continuously monitor the financial performance of all projects to ensure they are meeting budgetary goals. Track and analyze budget trends as projects progress, and provide detailed reports to senior management on financial status.

  • Implement effective cost control measures and identify opportunities for cost savings. Evaluate financial performance metrics and recommend adjustments to keep projects within budget.

  • Assess financial risks and develop mitigation strategies to handle budget overruns or unforeseen expenses.

    Scheduling Strategy

  • Collaborate with Sales, Production, and other departments to determine the optimum timing and flow for project work.

  • Ensure that resources are efficiently allocated and that project timelines are realistic and achievable. Adjust schedules as necessary to accommodate changing project requirements and constraints.

  • Negotiate the best timing for project phases with both internal teams and clients, ensuring that project timelines align with client expectations and company capabilities.

    Negotiation Support

  • Support and lead difficult project negotiations, making critical budget and timing decisions on behalf of the company.

  • Provide strategic leadership in determining the best course of action when multiple stakeholders have differing objectives, ensuring that the company’s interests are protected.

  • Foster strong relationships with all stakeholders, ensuring transparent and effective communication throughout the negotiation process.

    Training

  • Train and mentor project managers, fostering a culture of continuous improvement and professional development.

  • Provide training programs that enhance the skills of project managers in areas such as budgeting, scheduling, negotiation, and leadership.

  • Regularly assess the performance of project managers, providing feedback and identifying areas for further training and development.

    Preferred Qualifications

  • 8+ years of project management experience in residential and/or commercial construction required

  • Management/leadership experience required

  • Experience managing internal and external project teams, including Architects, Engineers, and Subcontractors preferred

  • Strong organizational skills that reflect the ability to perform and prioritize multiple tasks with strong attention to detail required

  • Proficient with Microsoft Excel, Microsoft Word, web-based scheduling and communication tools required

  • Experience using database accounting and project management software required

  • Basic facility with 2d and 3d CAD-based software preferred

  • Experience using Filemaker databases, Microsoft and Google Applications, and Sage 100 Contractor accounting software preferred

  • Demonstrated history of delivering projects on time and on budget preferred

  • Knowledge of high-performance building systems preferred

  • Experience with offsite fabrication preferred

  • Experience with the Design-Build method preferred

  • Experience working with AIA contracts and documentation preferred

  • Expert level oral and written communication skills required

  • Even-keeled personality with strong self-management skills required
